Apartments will be sold for NIS 1.07-1.15 million in Jerusalem, Beit Dagan, and Rosh HaAyin.

Another success was scored by the buyer fixed price tenders, which closed yesterday in Jerusalem and Beit Dagan, while the tender in Harish failed, with no bids at all being submitted. The Beit Dagan tender totaled 266 housing units on eight sites, while the Jerusalem tender in Pisgat Zeev totaled 68 housing units on a single site. The unsuccessful tender in Harish in the Magaf neighborhood contained 208 housing units on two sites, which will probably be marketed again later in a repeat tender.

At the same time, the tenders committee also decided to ratify the win by the only bidder in a Rosh HaAyin tender closed last week. As reported yesterday in "Globes," the company involved was Shapir Civil and Marine Engineering Ltd., which can now build 256 housing units and 25,000 sq.m. of commercial space. The three tenders in which winners were announced totaled 590 housing subsidized housing units.

According to the tender results, the winning bids reflect a price of NIS 1.06.7 million per 120-sq.m. apartment in Beit Dagan (the average in the urban building plan). The average prices per apartment for those eligible are NIS 1.15 million per 120-sq.m. apartment (the average in the urban building plan) in Pisgat Zeev and NIS 1.094 million per 120-sq.m. apartment in Rosh HaAyin. Under the tender terms, the price offered by the contractors and developers is the final price for those eligible, including an apartment with a balcony, parking, and a warehouse.

In Beit Dagan, the tender included eight different sites, two of which allowed construction of 52 housing units each, and the other six 27 housing units each. A single company won the tender for the two largest sites - Uzan Brothers Development and Construction, whose winning bid was NIS 7,918 per sq.m., NIS 717 per sq.m., 8.3%, less than the maximum price set in the tender. The same company also won a smaller site for the construction of 27 housing units, with the same discount on the maximum price. A number of companies won the other smaller sites with bids from 5% to 12% below the maximum price.

The Pisgat Zeev tender was won by Psagot Ziv Investment and Development (1993), which bid NIS 8,187 per sq.m., only 2.6% below the maximum price of NIS 8,401 per sq.m. Shapir Civil and Marine Engineering's winning bid in Rosh HaAyin was NIS 7,797 per sq.m., 4% less than the maximum price in the tender.
