1,500-home neighborhood approved for Tel Aviv

The plan in south Tel Aviv also includes 130,000 sq.m. for industry and 25,000 sq.m. for commerce.

The Tel Aviv-Jaffa District Planning and Building Commission yesterday approved for deposit a plan for the construction and development of a new neighborhood in southern Tel Aviv. The site, called Nes La'Goyim, is a continuation of the veteran Neve Ofer neighborhood in southern Tel Aviv. The plan calls for the construction of 1,500 housing units of various types, 130,000 sq.m. for industry, 25,000 sq.m. for commerce, 20 dunam (five acres) of open public space, and 25 dunan (6.25 acres) for public buildings. An urban building plan with 1,000 housing units already exists for the site.

The new residential neighborhood will border two neighborhoods to the south and east, the Tel Aviv-Jaffa Academic College to the west, and the new planned residential neighborhoods on the north. The total area for the plan is 214 dunam (53.5 acres) in the northern part of the Neve Ofer neighborhood between Ben Zvi St. and Shalabim St. Most of the land is owned by the Israel Land Authority (ILA), and is currently occupied by unauthorized occupants who have built structures there.

The neighborhood will be divided into sub-structures with 6-12 storeys each, based on a network of city streets with public and commercial activity on the ground floor and a variety of public spaces. Three 25-storey business towers will also be built at the intersection of Ben Zvi St. and Shalabim St. and a new row of homes is planned on Ben Zvi St., which ILA says will not increase the volume of traffic there. Also planned is development of Greenboim St. and Shalabim St., with the latter slated to become a main artery connecting all the neighborhoods in the south of the city. The plan was promoted by ILA in cooperation with the Jaffa and the South planning department in the Tel Aviv municipality engineering administration. Architect Mendy Rosenfeld of the Rosenfeld Arens architectural firm designed the plan.

The Tel Aviv municipality said, "The urban plan, which adds over 3,000 new housing units of various sizes at affordable prices, is part of the great efforts by the Tel Aviv-Jaffa municipality in recent years to increase the supply of housing in the city."
