370-home Neve Sharett urban renewal approved

The Tel Aviv project includes two 25-storey buildings and two seven-storey buildings to replace 128 units.

The Tel Aviv District Planning and Building Commission, headed by Gila Oron, has given final approval for validation, an urban renewal project in Tel Aviv on the Tzanhanim (Paratroopers) site in the Neve Sharett neighborhood. The District Planning and Building Commission approved the plan in 18 months, a relatively short time, perhaps indicating a change in direction at the District Planning and Building Commission regarding urban renewal plans, among other things due to the planning and building reform that has gone into effect.

The plan was submitted in the name of the tenants through the Urban Development and Renewal Company and the Waxman Govrin Geva management company. The plan includes 370 housing units in four new residential buildings: two 25-storey buildings and two seven-storey buildings. The new buildings will replace eight old residential buildings with 128 housing units. Architect Gil Shenhav from the Canaan Shenhav Architects firm designed the project, and the legal advisor representing the apartment owners is Adv. Yariv Bar-Dayan. The project manager on the tenants' behalf is architect Gali Dolev from Waxman Govrin Geva.

Under the plan, the current tenants on the site will receive new apartments in the project. The companies promoting the plan said that a tender for selecting the developer for reaching an agreement with the apartment owners was slated for publication within two months. The project will get underway after the apartment owners select the developer by a vote.

"The rapid approval of the plan shows that with harmonious work by the Local and District Planning and Building Commission, the tenants, and the professionals working on their behalf, major projects can be approved in a short time. This is the result of the Tel Aviv municipal urban renewal policy document for the Neve Sharett neighborhood. The preparation of this document created the possibility of accurately planning a project in accordance with the municipality's principles and vision without unnecessary delays," Shenhav said.
